Pawandiwa Herbert Moyo

Founder, Director & Principal Property Practitioner

Pawandiwa Herbert Moyo founded True Property to bring chartered-grade financial discipline into residential real estate. He is the sole director and Principal Property Practitioner, holding the PPRA Master Practitioner in Real Estate (MPRE) designation — the highest professional standing recognised under the Property Practitioners Act 22 of 2019.

He holds a Bachelor of Commerce in Financial Accounting — graduated with Distinction and eight subject distinctions — and is CIMA-progressing through Strategic Management level. He completed both NQF Level 4 and NQF Level 5 Property Practitioner qualifications.

In parallel to leading True Property, he serves as Assistant Management Accountant at a CIDB 9-rated multinational civil engineering group with operations across South Africa, Botswana, Malawi, and Zimbabwe — directly informing the operating discipline at True Property.

Prior to establishing True Property, he held concurrent property mandates across established Gauteng real estate agencies and property developers, accumulating residential transaction value in excess of R10 million — including individual transactions up to R6 million.

A Master Practitioner personally inspects your property — typically a 30-45 minute appointment at your home. We assess the property's condition, layout, finishes, and positioning, then run a full Comparative Market Analysis using LOOM Property Insights deed data and verified recent sales in your suburb over the last 6 months.

You receive a written valuation report within 48 hours showing: a realistic market price band, the comparable sales we used, and honest commentary on what would lift the sale price (and what won't).

Zero cost, zero obligation, zero pressure. If you don't want to list, we leave. If you do, we discuss next steps separately.

Standard residential commission in South Africa ranges from 5% to 7.5% plus VAT. Our standard sales commission is at the lower end of that range, with the exact percentage depending on the property value, complexity, and whether it's an exclusive or open mandate.

What we won't do is win your mandate with a low-commission promise and then up-sell you on "premium marketing" extras. The number we quote is the number you pay.

For rentals, our standard tenant placement fee is one month's rent + VAT, and ongoing rental management is 8-10% + VAT of monthly rent depending on the service tier.

An exclusive mandate means only True Property markets your property for an agreed period (typically 3 months). In return you get our full marketing investment, dedicated effort, and a single point of accountability.

An open mandate means multiple agencies can market your property simultaneously. It sounds like more exposure but in practice it often means none of the agents fully commit — because any one of them could lose the sale to another.

For premium Waterfall properties, we strongly recommend exclusive mandates. The data is clear: exclusive listings sell faster and at higher final prices. If you're not comfortable with that, we'd rather not take the mandate than do a half-effort job.

From listing to accepted offer in the Waterfall market typically takes 4-12 weeks depending on pricing, condition, and current demand. Premium properties priced realistically often sell within 30 days.

From accepted offer to transfer (registration at the Deeds Office) is typically a further 8-12 weeks. This covers bond approval (4-6 weeks), conveyancing (2-3 weeks), and transfer registration (2-3 weeks).

So total timeline from listing to handover of keys: roughly 3 to 6 months. We'll be in touch every week with progress updates so you always know where things stand.

The Financial Intelligence Centre Act (FICA) requires us to verify your identity before we can act as your agent. As a registered FIC Accountable Institution (goAML ID 77551), this isn't optional — it protects you, us, and the integrity of the South African property market.

You'll need to provide: a certified copy of your ID, proof of residential address (utility bill less than 3 months old), and your tax number. For companies and trusts, additional documents are required.

We handle all FICA collection digitally and securely. Your documents are never shared with third parties and are stored according to POPIA standards.

Principal-led mandates. Most large agencies put senior agents in the listing meeting and junior agents on the actual work. We do the opposite — every mandate is handled personally by a Master Practitioner from valuation to transfer.

This means audit-grade financial controls, transparent reporting, and a level of structural discipline uncommon in residential agencies.

Yes. South African property is open to foreign buyers, with some additional documentation requirements. We have experience with SADC buyers (Botswana, Malawi, Zimbabwe, Zambia, Mozambique) and broader international clients.

Key things to know: foreign buyers can take out South African bonds but typically need a 50% deposit. Capital gains tax applies on disposal. Exchange-control documentation is needed both on the way in and the way out.

Bond (Home Loan)

The legal mechanism by which a bank lends money to a buyer to purchase a property. The bank holds the property as security until the loan is fully repaid. In South Africa, bonds are typically 20-25 years and bond approval depends on the buyer's affordability, credit history, and the property's market value.

Bond Originator

An intermediary service that submits a buyer's bond application to multiple banks simultaneously to secure the best possible rate. The service is free to the buyer — the originator earns a commission from the bank. We work with BetterBond, ooba, and MultiNET — the country's three most established bond originators.

BBBEE (Broad-Based Black Economic Empowerment)

South African legislation that ranks companies on contributions to economic transformation. Levels range from 1 (highest) to 8 (lowest). True Property is BBBEE Level One and 100% black-owned, making us a fully recognised procurement partner for corporates, government, and BBBEE-sensitive clients.

Comparative Market Analysis (CMA)

A property valuation based on recent verified sales of comparable properties in the same suburb. A defensible CMA uses Lightstone deed data and LOOM Property Insights, not just asking prices. Our free valuations are CMA-based.

Conveyancing

The legal process of transferring property ownership from the seller to the buyer, handled by an attorney registered with the Legal Practice Council. This involves drafting transfer documents, lodging at the Deeds Office, settling existing bonds, registering new ones, and finalising the title deed. Typically takes 8-12 weeks from accepted offer to registered transfer.

Deeds Office

The government office that records all property ownership in South Africa. A property is legally transferred only when the Deeds Office registers the transfer — not when offers are accepted or money changes hands. The Pretoria Deeds Office handles Gauteng property transfers.

E

Exclusive Mandate

An agreement giving one agency the sole right to market a property for an agreed period (typically 3 months). In return for exclusivity, the agency invests fully in marketing, professional photography, and dedicated effort. Data consistently shows exclusive mandates sell faster and at higher final prices than open mandates.

EAAB / PPRA

The Estate Agency Affairs Board (now the Property Practitioners Regulatory Authority) is the regulator for South African real estate. Every legitimate agent must hold an active Fidelity Fund Certificate (FFC) issued by the PPRA. True Property Firm Reference: F56843.

FICA (Financial Intelligence Centre Act)

Anti-money-laundering legislation requiring estate agents to verify the identity of all clients before transacting. Standard FICA documents include: certified ID copy, proof of residential address (utility bill less than 3 months old), and tax number. Companies and trusts have additional requirements. True Property is a registered FIC Accountable Institution (goAML ID 77551).

Fidelity Fund Certificate (FFC)

The annual licence issued by the PPRA that authorises an estate agent to operate. Every agent and every agency must hold a valid FFC. Without one, an agent cannot legally receive commission. Always verify your agent's FFC is current.

Mandate

The written agreement between a property owner and an estate agency authorising the agency to market and sell (or let) a property. South African mandates come in three main types: Exclusive (one agency, fixed period), Sole (one agency, but the owner can also sell privately), and Open (multiple agencies simultaneously).

Master Practitioner in Real Estate (MPRE)

The highest professional designation in South African real estate, recognised by the PPRA. Requires completion of NQF Level 5 + PDE 5 + Master Practitioner certification. Holders represent a small fraction of South African estate agents. Our principal holds the MPRE designation (Cert 1236490).

O

Offer to Purchase (OTP)

The legally binding written offer made by a buyer to a seller, specifying purchase price, deposit, conditions, and timelines. Once both parties sign, the OTP becomes a sale agreement. Read carefully before signing — once accepted, exiting is difficult and may incur penalties.

Off-market Mandate

A property mandate that is not publicly advertised. Reasons vary — privacy, divorce/estate sensitivity, premium positioning, or simply preference. Registered buyers with established agencies often see off-market mandates first. Many of our most premium Waterfall mandates are off-market.

Property Practitioners Act 22 of 2019 (PPA)

The current legislation governing the South African real estate industry, replacing the older Estate Agency Affairs Act. The PPA introduced stricter regulation, professionalisation requirements, and the PPRA as the new regulator.

Sectional Title

A form of property ownership where the owner owns a defined section of a larger building (e.g., an apartment in a block) plus an undivided share of the common areas. Managed by a body corporate. Differs from full title (where the owner owns the entire property and land outright).

Sole Mandate

A mandate giving one agency exclusive right to market a property, while still allowing the owner to sell privately. Sits between Exclusive (which restricts the owner too) and Open (which allows multiple agencies).

Transfer Duty

Tax payable by buyers to SARS on most property purchases over R1.1 million (2026 threshold). The duty is calculated on a sliding scale — for properties priced R1.5m-R2m it's roughly R10,000-R30,000, scaling up to higher amounts for premium properties. Always factor this into your total acquisition cost.

TPN (Tenant Profile Network)

South Africa's leading credit-vetting service for prospective tenants. A TPN check covers credit history, prior rental track record, court judgments, and known fraud markers. Every tenant we place is TPN-vetted.

Trust Account

A separate, regulated bank account in which estate agencies hold client funds (deposits, rentals, etc.). Trust accounts must be audited annually and are kept entirely separate from the agency's operating funds. Our trust account is held with FNB Mall of Africa, audited by Fireinze Chartered Accountants Inc.
